 4 star, dog friendly, bed and breakfast from £40 per night. A warm welcome awaits you at Meaburn Hill Farmhouse. Come and  enjoy the peace and tranquillity of Maulds Meaburn, from our beautifully sited home on the edge of the village green, overlooking   the River Lyvennet. Lie in the bath (or bed) with the sound of the beck tinkling in the background. Catch up on your reading or just  listen to  music in front of an    open fire in the library or take afternoon tea on the lawn. Take a gentle stroll around the lovely  conservation village of Maulds Meaburn and  spot the wildlife down by the Lyvennet. Sleep in oak-beamed, centrally heated  en-suite rooms, so comfortable you may prefer breakfast in bed! Or just rest by the fire in the library.

Annie Says, "My parents farmed here and it is where I spent my childhood. I returned, with Brian, in October 2001 and have welcomed guests for bed and breakfast since 2002.  The house dates back through four centuries. There are TVs, books and music available for residents in both the lounge/dining room and the library. All rooms have a tea/coffee making tray, with home made biscuits, fruit & flowers, a CD player, radio and of course full central heating. A cot can be added to any of the rooms.

"Breakfast is usually served at a time of your choosing between 8.30 & 9.30 a.m . If you would like to have breakfast earlier, or later, than this, please ask. If you would prefer a change from a traditional English breakfast or have specific dietary requirements then please let me know the night before if you haven't already told me at the time of booking. If you do not feel up to the 1-6 mile drive for a nice restaurant or pub meal, then you are wecome to bring in a take away meal and I will provide plates, glasses and cutlery for a minimum charge to cover washing up.  Mini Kitchen: Microwave available for heating children’s meals. We don't have a drinks licence but you are welcome to bring your own and we will chill your white wines / champagnes / beer."

"Should you have any special dietary requirements I can usually accommodate them or adapt a menu to your preferences whether its gluten free, low salt or vegetarian - available for Moslem / Hindu guests as Halal meat cannot be sourced locally. Packed lunches can also be made up and of course I will fill up flasks as you need. Most requirements can be managed if we are given advance notice."

The village doesn’t have a shop anymore but we have a daily paper and selection of magazines with both a local and countryside bias. If there is anything else we can do to enhance your enjoyment of your stay in the Lyvennet valley, just ask."

 A 2 bedroom (4 person), self-catering, dog friendly holiday cottage available weekly, for short breaks or on a B & B basis from  £250  - special  welcome packs available. Chestnuts (graded 4 star ETC) is our cottage adjoining the Farmhouse and has its own  private  garden and parking  area at the front. Available on either weekly or short break lets, it can also be used for a family, a  group of 4 on  a B & B basis – its only a 20  metre walk up the yard for one of Annie’s special breakfasts!  For a real rest for the  cook why not take  the cottage and wander next door for  one of my famous breakfasts.

Motoko x Chestnuts, our newly upgraded cottage has one double bedroom, (new en-suite bathroom), one twin bedroom, (new private shower room) and a large lounge with open an open fire. Fom August 2009 a new sunroom now runs right across the back of the cottage adding another living space with three easy steps up into the house. The new breakfast kitchen has a cooker, microwave, toaster, fridge/freezer and dishwasher. The lounge, kitchen, bedrooms and private garden all have lovely views out over the village and Lyvennet beck. Available on either weekly or short break lets, the cottage can also be used for a family or group of 4 enjoying the independence of self-catering, but with the added extra of one of Annie’s special breakfasts, only a 20 metre walk up the yard! If your party requires more bedrooms, then it is possible for one or two couples to stay in the farmhouse on either a bed only, or B & B basis. Cot/high chair available. Please note the cottage is dog friendly and dog walkers have use of our small field for off-lead exercise, while the village green is crossed by many public footpaths leading into the surrounding countryside. Rates: Weekly rates of £350 (low season) to £550 (Christmas and New Year). So the stress reduction starts right from when you are packing! Welcome Pack £15 Per Head: 1 L Milk s.s. OJ, Tea, Instant Coffee 1 loaf Wholemeal bread, 1/2lb Butter, Wensleydale cheese Ewbank Cumberland sausage, dry cure bacon tomatoes (home grown, chemical free in season) 6 free-range eggs, 1 local lamb hotpot for 2/4, Mixed leaves salad or other seasonal vegetable. Home baked apple pie (or other fruit in season) Facilities: A warm welcome awaits you at Chestuts which is fully equipped and your rental includes all bed linen, electric and oil for the central heating and fuel for your first wood fire. The lounge provides plenty of seating space, including a window seat, which provides a view of the village and the Lyvennet Beck to Meaburn Edge beyond (the route to Appleby). You will find the open fire ready laid or lit depending on the weather and when you arrive. The wood used on the fires is local waste wood or coppicing or storm damage from our own trees. The Television has both video & DVD. There is a selection of CDs in the rack but you may prefer your own selection. A collection of games, jigsaws, children’s books, novels, local histories, maps and guides are provided. The bedrooms are a double, (ensuite bathroom, with shower over the bath) and a twin with a private shower room /WC, (with adaptations for anyone unsteady on their feet). Each room has a hair dryer and the shower room has a shaver point. The kitchen has an electric cooker with fan oven, microwave, fridge, freezer, toaster and a dishwasher. The washing machine and dryer are located in the utility room on the ground floor and is shared with the main house. It also makes an excellent store for muddy boots and damp coats. The sun room on the back of the cottage faces west so catches the evening sun. Many residents seem to like to sit there for a drink before (or after) dinner. Dogs also seem to like the outlook. It’s a good idea to keep the door shut or you could get a visit from our own dogs Jack and Tam and Rhythm the black cat. The front garden is where you can sit and watch the river flow when the sun is shining. The parking space is inside the gate in front of Chestnuts. However, you re welcome to bring the car round to the back door when loading or unloading or for easier access for those who find the stairs difficult. There is a small barbeque available. Communication: Your mobile phone is unlikely to work anywhere in Chestnuts, but you should get a signal about 50 metres up the hill out of the village. There is also a public call box at the foot of the hill in the village, just past the bus shelter. You are welcome to give the farmhouse number (01931715168) to friends or relatives if you are expecting urgent messages. Fuel & cash: The nearest petrol station (not 24hrs) and cash points are in Appleby which has a chemist, newsagent, post office, good butchers, greengrocer, bakers and two mini-supermarkets (Spar and Co-op). 24 hour services can be found at Penrith or at Tebay Service station near Junction 38 on the M6.
